An Electrical Installation Condition Report (EICR) is a formal document produced by a qualified electrician following a thorough inspection and testing of a property's fixed electrical installation. It assesses the condition of the wiring, consumer unit, earthing and bonding arrangements, and all fixed electrical equipment against the current edition of BS 7671 wiring regulations. The report categorises any observed deficiencies using codes: C1 (danger present, immediate remedy required), C2 (potentially dangerous), C3 (improvement recommended), and FI (further investigation required). The overall outcome is either Satisfactory or Unsatisfactory.
For landlords in England, an EICR is a legal requirement under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. A valid EICR must be carried out at least every five years, or at each change of tenancy, and a copy must be provided to tenants and to the local authority on request. Failure to comply can result in substantial financial penalties. For homeowners buying or selling a property, an EICR provides evidence of the installation's condition and can flag issues that would otherwise only come to light after completion. For businesses, regular inspection is recommended under the Electricity at Work Regulations 1989.

Consumer Unit Inspection

Visual Inspection
A systematic visual check of all accessible wiring, accessories, and fixed equipment for signs of deterioration, damage, or non-compliant installation.
Continuity Testing
Testing confirms that protective conductors (earth wires) are continuous throughout the installation, an essential safety requirement.
Insulation Resistance Testing
We test the insulation of cables throughout the installation to identify degradation or damage that could lead to a fault condition.
Earth Loop Impedance & RCD Testing
We verify that fault protection will operate within the required time and that all RCDs disconnect within the limits set by BS 7671.
Detailed Written Report
